Subsidized housing loan for young people

A minimum down payment of 1% and a lower fixed interest rate for the first 6 years, and in addition, you can be approved for a loan without visiting the bank

✅ Who can apply?

The following can apply for a subsidized housing loan:

  • Citizens of the Republic of Serbia residing in Serbia
  • Persons aged 20 to 35 (until the day before turning 36)
  • Persons who do not own real estate
  • Permanent or fixed-term employees, entrepreneurs, farmers, independent artists, as well as the unemployed with a creditworthy family guarantor

💶 Loan terms

  • Maximum loan amount: 100,000 euros in dinar equivalent
  • Minimum participation: 1% of the real estate value
  • Interest rate:
    • First 6 years: fixed interest rate of 1.5% per annum (thanks to a government subsidy of 2 percentage points)
    • After 6 years: variable interest (3M/6M EURIBOR + 2.0%)
  • Repayment period: up to 40 years
  • Grace period: up to 12 months (at the user’s request)
  • Early repayment option: allowed without charge

🏡 Additional information

  • The price of the property is not limited, but the maximum loan amount is 100,000 euros
  • The property must be intended for housing (apartment, house, part of a residential building, garage or garage space, land with a building permit for the construction of a house); cottages are not considered residential real estate

📝 Required documentation

Documentation varies depending on the applicant’s status:

  • Employees: confirmation of employment and amount of income, turnover per account for the last 6 months, last 3 payslips
  • Unemployed: a certificate from the National Employment Service that the person is not employed
  • Students: certificate of regular studies
  • Farmers: statement from the Treasury, turnover per account in the last 6 months
  • Entrepreneurs and independent artists: tax solution, turnover per account for the last 6 months
